Hi Crystal, I moved here two years ago. And honestly, it’s the best decision we’ve made. Not sure if you have kids, but the schools here are amazing too. ( I came from an area where public schools are a 1 out of 10 on GreatSchools.org).

Housing prices are really affordable even after all the appreciation recently. Have you considered New Construction? Not sure what your budget was from your original post, but there are some beautiful spec homes here starting just under 200k.

I have used Chris Goodson in Montclair and Juliana Blackburn. Idk if Juliana does Evictions but Chris’s office handled my last one.

Note that LLCs must be represented by an attorney in an eviction in NJ

Unfortunately you have to search by name on that one. Eviction cases are held in Landlord Tenant Courts, and have case number with LT in them.

Are the apartments completely rented? How many beds and baths in each. The people here especially the Newark NJ / Essex East Orange Irvington professionals can help you make sense of all this. I know the sellers concession was a key part of my two deals essentially I had to bring 10k less to closing. And it raises your loan amount by that same amount. If you want to put in perspective it'll raise your mortgage roughly 60 dollars a month, so can your rents be $100/mo higher such that your tenants pay your closing cost? 

As far as the neighborhood being off a highway can be unattractive to single family dwellers, but I have noticed people like being close since Northern NJ has notoriously long commutes.
