Thank you for the feedback! Im assuming that when dealing with private lenders and HML, we will face high interest rates?

Also, Ned it specifically says cash in hand required at the courthouse we are looking at, so Im wondering if a cashier check or 10% down of what we bid on would be significant enough! Thank you again for all your advice!

Husband and I plan to attend an auction soon and have listened and read that you can get around the cash only....but it isnt very black and white how?! Any ideas or suggestions? We have plenty of liquid cash but if we can invest in a few properties by spreading it out instead of pouring all our cash into 1-2 houses, that would work better!

Open for guidance and advice from those that have had first hand experience with this!

thank u very much! Any tips on being prepared for purchasing our first rental property? Did you get a lawyer lined ho for legal issues, and broker, real estate agent, ect team lined up before pulling trigger? What did you use as a guide to guide you through the process of such an important investment? Yes my husband and I work full time but plan to manage our properties by ourselves until we get to the point where we can't anymore!

Hi! My husband and I are ready to jump into the market of rental investing! We have the cash for a solid 20-30% down payment for a house of 100-150k$ home and would love any guidance or advice to make it a smooth process!! We live in Oregon near albany and don't want to go any further than Eugene-Salem area from albany!
