 Thank you for the help Patrick! I am actually using the lending side of Crest Core as a hard money lender! Would love to connect on the refinance portion.

Commercial DSCR loans will go up to 80% LTV on a refinance. You can use these loans on 1-4 family rentals. You would need to refi into an LLC, the rates & closing costs tend to be higher. BUT you have less red tape, no tax returns, DTI, or employment checks are required. Plus the seasoning periods are little to none & the closing times are greatly reduced.

Here are where those maximum loan amounts will land:

o Under 90-day seasoning:
75% LTV or 100% LTC (lesser of)

o 90+ day seasoning:
75-80% LTV for cash-out refinance
80% LTV for rate/term refinance

Hello! Has anyone used Foreclosure.com before? I am new to investing and I would like to learn more about the foreclosure process. When it comes to online auctions do I need to have the full amount of the home? Can I use a hard money lender for these type of purchases? Would love to connect with some who has foreclosure investing experience.

Hello! I am new to REI and I have been running my numbers for multiple properties I have received from my realtor. The part that I get stuck on is the refinance part. Are there banks that will do more than 70% LTV?? My goal is to get a cash flowing property that I will not have to bring much to closing on the refinance. I understand that in a perfect world this will be possible but maybe not in our current world haha. Can someone help with this mental block?

Hey All,

I’ve been getting emails from people who are claiming to be private money lenders. Can these be trusted? Has anyone worked with a private money lender like this? I do post my email on different groups for deals so I understand how they have my email.
