Be careful to NOT fall for the hype! 

SWFL individual income is not very high. While John is correct, there is a shortage of housing in SWFL...it's more of a shortage of "affordable" housing though! 

There are plenty of $300k+ homes for sale...but very few in the area can afford a $2k+ a month mortgage. Avg household income for 2015 was $47k.

Current avg household income vs avg rent is right at the 36%+ mark($1500). 

Are there deals to be found...sure, but the area investor involvement is very high as well!

I have read over numerous posts regarding Realtor/Brokers for SFR but we are researching to find recommended Brokers, specializing in MF, who are here on BP, recommended by other BPer's. It would be nice to have a contact list of BP recommended Brokers across the US. Something that would also allow for reviews...since this is a dog eat dog community.

If you can recommend a Commercial Broker, post it here. I'll definitely give them first opportunity at our business.

I agree with the article and what Mike posted. MF properties are trending to be a good investment...if you can find one and purchase it at a decent price, as Mike mentioned "caps that are good but growth prospects are average at best". 

There are numerous articles and news stories regarding "potential" home buyers. The SFH buyer market trends are becoming like the Chinese stock market...Hot today, crashing tomorrow. Many people have lost the aspect of "owning" a home is more beneficial than renting.

SFR are different in lenders eyes. It will be interesting to see what you receive as feed back.

For me, I find property that fits my lender(s) requirements first. It saves time, IMO.
