Congratulations! The first purchase is always the hardest. Did you go with Conventional or FHA? What do you predict it will rent for once you move out? Will you continue to buy condo's or focus on other property types?

Hi Emma,

I totally agree with this train of thought and think that it is always better to own vs rent, especially if you can get someone else to help pay your mortgage for you. Like mentioned earlier, you have a many options for low down payment such as 5% conventional and 3.5% FHA. I recommend always going for conventional if able because the PMI is drastically lower than FHA and you have to refinance an FHA into another loan in order to get rid of PMI at the 20% equity point (conventional PMI falls off automatically). Rates are so low currently that I think it is smarter to lock in a great rate now because who knows what they will be when it comes time to refi with FHA.

Another thing to consider is are you comfortable spending most or all of your savings on a purchase? You can expect to pay 5% down plus a minimum of 2% for closing costs. I have a great spreadsheet that shows what you can expect to pay out of pocket and future potential ROI if you would like me to send it to you.

Hi Brian,

Yes, you can definitely house-hack here and can even make the numbers work right away. The best strategy depends on your individual situation. I am currently single and have no kids so I like the approach of finding SFH's with 4+ bedrooms (the more rooms the better). This strategy is great because you can rent by the room or just rent to one tenant.

One thing I would recommend is get very good at analyzing properties. It is a numbers game and most properties will be negative cash flow but there are a few golden nuggets out there. I have a great spreadsheet for plugging numbers in and seeing what returns you can expect in the future if you'd like me to send it to you.

I think that's a great idea. Bankers Hill and North Park would definitely be most ideal but prices will definitely be higher... but also potential for charging more per bedroom? 


I would assume that if you are looking to rent to an older population, then Covid might be an issue, but for young professionals I don't think it is too much of a concern. If everyone is working from home though I could see how it would not be a fun living environment at all. Looking for tenants who work at some time of essential workplace where they are gone the majority of the day would be best situation IMO.

I'm in a similar position as you and live out of state in Denver but am moving back to SD in a few months. I'm getting all of my ducks in a row before I purchase my first rental and have been evaluating a few options. In my opinion the best strategy is to try to find a SFH in a more affordable area (Clairemont, North Park, Kearney Mesa, College Area) with a minimum of 4+ bedrooms that also has a value add opportunity for forced equity (converting garage into ADU for example). House Hack the unit with a 3.5% down loan, live in one of the bedrooms and rent out the rest. I have found some places that cash flow a good amount with 5 bedrooms. It isn't the most ideal living situation but a couple years of living frugally and sacrificing can set you up for financial freedom.

I highly recommend listening to BP episode 392 that just came out. The investor is from Seattle (high priced market) and has created a massive net worth by only owning rent-by-the-room rentals to greatly increase cash flow.

I am trying to narrow down potential cities to invest in and Corpus Christi recently came across my radar. The data I was looking at claims that it is close to the 1% rule. Any investors here with SFH rentals that have seen steady appreciation and cash flow?

@Joshua Rice what would be the benefit of laying a foundation?

@Rachel H. yes I have heard they are super slow to get anything done, I wonder if you could negotiate the purchase contingent on Section 8 approval?
