@Dan Bowersock nice seeing a familiar face on here! Most of the investors I work with fund deals using cash or hard money. Haven't had anyone use a 1031 exchange with me personally, so I figured I'd ask the Bigger Pockets Community rather than just type the question in Google.

I appreciate the insight my man, I'll definitely save George's contact for future reference. Reach out to me whenever, I'm always going back down to the shore and it'd be nice to catch up!

Can someone explain to me how a 1031 Exchange can be used to fund a deal? What are the advantages?

Wanted some opinions on what the best investment strategy would be given the market conditions right now. I feel like now is the better time to buy-N-hold, but then again REI is still somewhat new for me. Does it really just depend on the individual, or does the market play a big role in determining trends?

Hi everyone, I've gotten into real estate recently but must admit that my knowledge is of a novice level. Just curious how you, as an investor, calculate ROI. I know the basics of it in terms of a purchase price, rehab, and ARV, but I know that there are other factors to consider. Is there a set end-all-be-all way to calculate? Or does each individuals calculations look different? Would love to know how you come to a specific number figure - if you can even explain in a single post.

Hi all, I'm fairly new to both the real estate world and the city of Philadelphia in general and want to get a better understanding of the market out here. From an investor standpoint, what are some of the the best upcoming areas in town for investment real estate? Whether it be from personal experience or recent trends that you've observed.
