@Everton Salmon you would start by learning about mortgage notes and what they are and how they can be great investments. Then you would seek out investors who can help teach you the business and then look to purchase your first note once you understand how to invest in notes properly. There is a ton of information right here on BP about notes.

@Alexandra Hollenbeck notes are a great away to diversify your portfolio. When you’re able to work out the notes with the borrower and get them re-performing again it then becomes “mailbox money”. This is a way to own real estate without the head aches of leaky toilets or middle of the night calls from tenants. Never the less it does require time, energy and knowledge to turn a profit from these types of investments.

@Jerel Ehlert Thanks! The reason why the statute of limitations posed a threat to our investment was indeed because the borrower had been delinquent over 3 years. We were getting really close to the aforementioned timeline. Fortunately it all went well with the help of our attorney of course who made sure all the necessary paper work that was needing to be sent to the borrower was done correctly. Thanks for the insight much appreciated.

welcome! My partner and I have owned a real estate investment company and been investing in NPNs now going on 3 years. The best thing to do is what you did. Learn and educate yourself as much as you can, connect with other investors in the Industry/ get a mentor or someone who can help guide you along. The note business and I think real estate as a whole can only really be taught once you strap up your boots and get in the field. I’d be glad to connect with you and answer any questions you have.
