Very simple concept: Price reduction.

Buyers will pay for what they think its worth.

Sellers will sell for what they want the worth to be.

I understand that you have had a bad agent, but you need to hire a good agent because 80% of your buyer are working with agents

Are you rehabbing the property? If so all you have to do is disclose to the bank that you will be improving the value

Jeff and All,

Seems as I missed alot....lol

Yes you can use it in a short sale

Also you submit the offer in your company name and after acceptance you send over an addendum for the land trust....O ya and yes you can do this.

I am not a guru...and not close...Jeff

O ya I can email proof of my last deal that I used a land trust to anyone that is in doubt

One more thing a land trust is just a entity (so keep in mind, by law you can choose any entity you want)

I just want to say thank you all but I am thinking of pulling the plug on this deal.

Saturday is my last day of my cancellation per our agreement. I just found out that there was a death 13 years ago. And 8 police inncendents in the past 5 years and 1 arrest.

Should I cancel or should I stick with it? I am 50/50 about moving forward, because of what I have just found out and because of all the advice you all gave me.

I need what you will do if you were me.

Rich,

What day are you able to look at it? Will it be before Saturday evening? I just requested you. Look forward to here from you.

Dwayne & Tony,

Thank you for your advice and wisdom. That is way I put this on BP because it is my first multi unit and I want to get much advice from seasoned investors

David,

I will keep you in mind.

Rich,
Sure, I would love that. Give me a call and I will give you the info.

Also to all. I will start rehab the 2 vacant units next week. Repair bid is 2600 for the 2/2 and 2100 for the 2/1. I also have a plumbing issue that will cost me 5500.

I am giving the other 4 unit occupied tenents 60 day notices. And then I will rehab those four. I also will speak to a Section 8 rep. today.

Sorry you guys,

You cannot buy this on legalzoom.

You have to get this with a real estate attorney that specalizes in asset holding.

Let me break down the steps:

1. Get a property under contract with your company as the buyer.

2. Send an addendum to have title vesting XYZ Land Trust, "name of your company" as Trustee, for privacy reasons.

3. Find a end buyer.

4. Sell your land trust to your end buyer for your Wholesale fee.

5. Then the end buyer and your agent will continue the closing procedures.

FYI... Your end buyer will get 2 checks. One check for your wholesale fee and deliverance of your land trust and the other check to close on the property.

Because they are dirty tenents and they all live off of section 8. It's just not my type of tenents. I believe I can have more quaility tenents that will make my units a more desirable place to live.
