Lumber liquidators had a sale on engineered hardwood with 30yr warranty.
Beautiful bamboo and great reviews for 1.99 sq ft.
Its slightly over budget but the bang for the buck was worth it in my opinion

Sunday at 4:00 a individual broke into my home and was stuffing his pockets with what he could.  During which my dog woke up, went downstairs and woke up the whole house.  We got into a hand to hand altercation with the intruder before he ran away.  We know who he is (very small town) and currently there is a warrant for his arrest.  
We are OK.
Now here is the problem.  During his pocket stuffing he grabbed the keys to my triplex (currently 100% occupied).
My approach-
I called each tenant to explain and apologize
I suggested with their permission  that I personally come and change the locks same day.
All tenants agreed and I changed the locks.

Please let me know how you think i handled this process and what you would have done differently.

I prefer to keep one through out. I am leaning more towards Vinyl due to the warranty is longer

Just purchased a duplex and the kitchen, livingroom, and "office" all require new flooring. These three rooms are attached.  I'm looking for something dark that is durable.  I prefer to stay away from tile. Total Sq ft 890.
  I'm looking to purchase the flooring from Lumberliquidators.com due to 12mo no interest financing along with a military discount.

Any suggestions would be greatly appreciated.

I have traveled Europe and stayed in multiple homes using Air BnB.  I am very interested in Buying a property for the sole purpose to use on Air BnB.  I'm looking into the Tennessee area or any mountainous areas near popular tourist locations.  Can anyone share their experience.  I currently have a few multifamily residential's (triplex and a duplex). I am very interested in vacation rentals / short term mentors.

@Account Closed. In regards to the High-velocity AC.  From my understanding that is the best way to retrofit central air due to the lack large duct work.  I have no first hand experience with Central Air/Furnace installation just common maintenance. 

For the contracts.  My goal is to be detailed but without over complicating a contract with multiple jobs.  In the event they fail to meet the standards outlined in the contract. I can follow those steps to A. make them come up to the standards previously outlined or B.find someone else.  So really my question is should I write individual contracts for Individual jobs or one large contract to include all the work the contractor will be doing?

I am very interested in investing in mobile home parks.  if you dont mind sharing your story

I have never knew how to respond to people when they say "thank you for your service" but when it comes up I always feel some since of gratitude followed by an immediate hard to explain undeserving feeling.  I am blessed with a low deployment tempo that will never see outside the wire.  A training and experience that many aviation employers are looking for.  A very beautiful supporting wife(who also is in the Air Force) and a family that also supports my dreams and goals no matter how far out of reach they may seem at the time. So when I hear the words "thank you for your service" I instantly think they are referring to those who don't have the luxuries I have. 

Now that is out of the way does anyone have any answers to my questions? :)
