What are my goals for the time? How much time do I have? What is the market providing me? Is this a buy and hold market? Is this a flipper market? Is the market stagnant? Where's employment headed? Will the city have an advantage which will lead to population increases and employment over the long run?

Is this for your personal residence or an investment?

Watch out for the PMI that can really eat into your returns.

How complicated is the tax situation? What do you value more: returns or travel time? Do you know of ways to overcome the tax and travel burden of the property you're interested in?
