What scares me about Cancun, but really Mexico in general is the lack of financing available. Most things are very (compared to the USA) short term mortgages with high interest, high down payment. I have (very shortly) looked into owning a condo (they call them apartments) but the purchase price was about $125k USD rent is about $700 USD but it needed about 40% down, 6% interest and a 15 year term. Plus about $175 USD per month for HOA fees (they call it maintenance fee) Overall it didn't seem like that good of a deal to me, but I will be the first to admit I didn't look too much into it. Maybe you guys have some different information that I don't know about. Please keep me informed.

I am so glad someone posted this. He seemed like the nicest guy, talking about helping the homeowner out with payments and how he is the nice guy on payoffs.  Shows you can never trust ANYBODY!

You are exactly right. Always have a plan A,B, and C. And make sure plan C will always work. :)

Estelle, you are defiantly right.  We help out the people that need to sell and we help out the people that need jobs fixing up the property, and we help out the new family buying the house.  And you can't forget about the entire country with taxes.  

But what about when you look at a property and the person HAS to get out of it, but you know that its a bad deal and you can't help them.  When you see their face when you say you can't buy it.  And they say please just give me any offer at all, and then you say, I don't want it at all, even if it's free.  Their faces are so sad.  They have no hope at all and you could change their lives, but if you change their lives, you also change your own.  But for the worse.  

It's just something I was thinking about when I wrote this.  I wish I could help out everybody, but we don't live in a perfect world.

I really like the site also.  I have never used Wix and I think it looks very good.  In my opinion, I would lose the popup, unless you want to use it when someone is moving the mouse to the top (like they are going to exit your website).

When I made a career change and decided to be a full-time real estate investor I had many reasons for wanting to go into real estate.  I wanted to make my own hours, be my own boss, and make more money. I am accomplishing these things but I think you can achieve these in any business you own.  A reason I chose real estate specifically was to make a difference in people’s lives.  How awesome is it to buy a house from someone who is in a bad financial situation or has had bad luck?  It feels wonderful to be able to help people who really need to sell their house whether it's because of divorce, an inherited house, or a need to downsize.  There are a lot of people that have a bad house that they need out from underneath of.

However, I have realized many of these people have waited too long to get help and I just can’t help them. People that owe way more than their house is worth and their only option is foreclosure. People that have a house that have a house in such rough condition you wouldn’t make money on it if they gave you their house for free.

I wish I could help these people. I wish I could help every single one of these people.

But I can’t. And probably won’t ever be able to.

So what is an investor to do if they can’t help everyone out?

This is going to sound selfish but remember you are a real estate investor who makes their livelihood out of this business and not a charity. My wife often has to remind me of this.

Focus on those you can help. Every house you buy and flip helps two families. The family you bought the house from by giving them the money they needed for whatever life situation they were in and the family that bought the house as a new home for their family. Or if you do rentals think about the family you rent to and made your property available to be their home. A home where that family will celebrate holidays and make memories.

Don’t get too sucked into the emotions though. A few months after the family that lives in your rental celebrated their first Christmas there you may have to evict them for not paying rent.

You can’t help anyone if you can’t even pay your own bills. Be a good person to your tenants, but don’t be a doormat.

My wife often tells me, “Only help those who help themselves. Only give people a hand up not a hand out”. In other words, help people out who are trying to improve their life, not those who only want a “get out of jail free card”.

Fellow investors, you’re not going to be able to buy every house from every family who is in need that you meet. Some people are going to be too far under water to do anything but do a foreclosure. Other people will have houses in such rough shape or in such rough areas that even if you got the house for free there isn’t any profit to be made. Focus on the ones you can help. Focus on the ones you have helped.

I have done a PR release before and it does give tons of backlinks, but all the same story.  My PR didn't cost nearly as much as yours so maybe it will have different results, but inside google webmaster it only showed about 4 links out of 400 or so.  I don't think I would do it again, but it didn't hurt me, just not as much help as I was hoping

Hi everyone! 

I am newer to the real estate business and am looking into getting my real estate license so that I can get into whole selling. I'm pretty sure I'm going to attend Hondros College but does anyone know any brokers who are investor friendly and will sponsor me to sit for my exam? I am located in Cincinnati, Ohio.
