I'm open to other markets. I'm definitely more familiar with Phoenix than KC. My understanding is that my 82k wouldn't be enough in the Phoenix market but I suppose if I had a partner I could. Do people do BRRRR in Phoenix? I figured it wouldn't have the right rent to price ratio but I haven't looked into it.

I've been looking for my first out of state BRRR deal in Kansas City and since I don't know the area very well I think I'd prefer to have extra help for my first deal. I have an $82k HELOC and my main goal on my first deal isn't necessarily to maximize return as it is to gain connections and experience. I've read a number of books and have my spreadsheet ready and feel as ready as I'll ever be to start. Ideally I'm thinking I'd partner with an experienced BRRRR investor who can be the boots on the ground and provide half of the funds and just guide me to do most of the work. Then we'd share everything 50/50. Or would it make more sense to pay a consultant or go to a hybrid turnkey company? What would be my best option? Or if there's an even better option please let me know.

I have an $82k HELOC and wanting to start out of state BRRRR. What are some good markets for this? I was thinking Ohio, Texas, or Florida, but I've been warned that Florida might be too expensive right now. Thanks in advance!!!

@Mitchell Jaworski Thanks for your comment. You were right about me trying to buy cash for the $82k. What are some good markets in that price point? Ohio? Texas? I might just start a new post about inexpensive markets that are good for BRRRR.

Thanks for the advice! I'm looking at markets outside of Florida as well but Florida keeps popping up in articles as a good place to invest. I was looking into Jacksonville. Seems to be a lot of lower priced homes on the MLS. I haven't looked too deep yet though. I'm trying to see if I have any friends or family in another good market. That would probably be a little safer right?

That makes sense. I'm Mechanical so I'm guessing an HVAC engineer might be useful. My experience is primarily industrial so far.

I'm an engineer passionate about real estate and I'm jealous of people who have a job that benefits their investing career (i.e. agent, lender, PM, contractor). What's a good real estate related job (with decent pay) that might align with an Engineer's skill with numbers and spreadsheets? I personally also have an MBA and small business experience if that helps my chances. 

My goal is to purchase my first BRRRR deal this year. I have a $82k HELOC and South Florida is looking like it could be a solid market. Is it too risky to do my very first deal during this pandemic in a virus hot spot? Or should I invest somewhere that is less affected by the pandemic for now? I really want to get my first deal out of the way to prepare myself for more opportunities in the next couple of years. I think Florida would be a great place for those opportunities. And it would be nice to already have a team there if more and more deals start popping up. I don't have a mentor yet so I'm hoping I can get some knowledgeable opinions here. Thanks in advance...
