Hi Everyone,

Can anyone refer me to a good handyman that works in Madison, WI. I just purchased an older foreclosed home that is going to need some work and time is not on my side. Was calling and emailing everyone on craigslist to feel out whats available.  Still checking on a couple guys but the majority was a no go. 

Also need someone for trash and scrap removal. 

Any help or references would be appreciated.

Thanks for all the advice. I talked with the sheriff today and he said the sale should stand but the attorney can contest it through the courts.  He also said there is no way that he would be allowed to bid on behalf of the bank.  Will update once I know more. 

I was the highest and only bidder on a property yesterday at our local sheriff sale. I bid a .01 over the banks bid and everything seemed to be just fine. 

Today I received a call from the banks attorney asking if they can refund my 10% down payment and cancel the sale. 

She said they faxed a letter to the sheriff stating to open at 47250.00 and to bid to 58900.00.  I told her that I have never seen the sheriff bid on the behalf of a bank and thought this was strange. 

Then she said their representative was late to the sale and most likely would get fired for not bidding up the property. 

I told her that I didn't want to back out of the sale and she stated that the attorneys and courts will have to figure it out because were not loosing 12,000 on this sale. 

Hopefully someone can shed light on what might happen next.

Hello everyone,

I have been reading the forums, blogs and listening to the valuable podcasts in BP for a while before actually posting.

I started an eBay business in high school and continued with it for the past 15 years. Graduated from UW Madison with a business real estate degree but never actually used it.

I have been going to the local sheriff sale in Dane county for the past year and have bid on numerous properties but have been outbid.  The inventory is really drying up and the competition for a couple of properties a week is heavy. 

Went to the Milwaukee county sheriff sale to see the process and it took a lot longer than I was expecting but there was some interesting properties. 

Currently looking for an investor friendly agent / property manager to work with that knows the neighborhoods. 

Interested in purchasing cash flow properties in C or better neighborhoods.
