Hey Everyone,

My wife and I closed on our first buy and hold and it happens to be out of state; we live in FL and purchased in GA. We are working on placing a tenant now, and our realtor is awesome enough to accommodate some showings this week in an effort to have a tenant by Feb 1st (not mortgage payment until March).

I know BP has a tenant screening tool (plus GA legal docs), as does my MLS (I'm a Realtor in FL), and Apartments.com. I've set us up on Apartments.com, previously Cozy, to manage the rental and take payments online.

Any best practices you more seasoned investors have would be awesome!

@Scott Wolf I appreciate your input. The purchase price is $155k, loan for the same amount at 100%. I just can't find any info about this company, and with all the spam nonsense that floats around the REI Facebook groups, it just doesn't sit well (although I'd love 100% financing LOL). When going on Google, the image of their business location is a red-tagged building, likely uninhabitable.

Anyways, I'm done ranting. I appreciate the feedback Scott. Thank you again!

Hey everyone!

Newer investor here. I am looking at two buy and hold rental properties so, like a newbie, I posted in a couple Facebook groups that I was looking for a private money lender. I've gotten a ton of responses. One, from Pryme Financial Service caught my eye. They sent me terms and were offering 100% financing at 4%, but said there was a $4500 origination fee.


Any thoughts or instincts from more seasoned people than me? I apppreciate you all!
