I also spoke with USREEB, have about 100k cash. Was going to put 20% down for 5-6 properties at 70-80k each and go from there. What are some negatives to this? thanks.

Would i see better cashflow purchasing my own sfh/mfh in C class neighborhoods and doing some renovations myself vs buying a turnkey ready to go at market value? Only reason i ask is because id have tenants from day 1 + no initial repair costs and a property analyzed by a investor point of view (the turnkey itself)... thanks

The plan would be to use the 75k as a down payment on multiple properties that way my cash flow is doubled or pay cash on something; refi and use that as a down payment or payoff the 2nd.

Looking to get going with the investment game.

I was originally looking in so cal but the more and more I look for the deals they’re becoming harder to come across.

I have a STR here and would like to diversify with a multi unit/duplex/apt unit but haven't found anything besides in central CA.

Been looking at Ohio, WI, Texas, Florida and a few. Really would love some additional information/insight on the best markets for So cal investors to get going (in terms of cash flow/facilitation/best COC returns). If any of you have recently invested out of state with a turnkey company or without I'd love to hear your experiences and advice.

Also I’d be open to having a partner/investment group. Have about 75k cash to invest and want the most cash flow possible.

I am located In the LA area and am fairly new to the Realestate investment game..

I have about 75-100k saved. Was looking to get my own house but ended up deciding to invest it in either a short term rental property or another option which could be available with partners.

I own 1 short term rental property out in a desert city and am looking to expand my portfolio and cash flow.
