@Myka Artis, @Erin Spradlin I have another occupancy question. Is the number of reviews a host has accurate to the true occupancy rate? For example, I'm looking at these homes/rooms and I see 24 reviews. Does that mean they have only hosted 24 times, or do some occupants just not review?

@Basit Siddiqi, I went very conservative on this number. Took the lowest occupancy % in the nation. I hope to get a much higher % than 12. I'm just not sure how the occupancy is in the area

Hi everyone!

My parents have an unfinished room above their garage that is being used as storage right now,  and it is an absolute complete waste of space. I'm trying to convince my dad to let me and my brother pitch in to finish it into a 2 bedroom apartment and start renting out via Airbnb. We live in a suburb north of Houston and I've done a bit of research on nightly rates. I think $110 is reasonable, even a little conservative because there are some pretty nice amenities they will have access to (outdoor fire pit, basketball goal, swimming pool, hot tub). Are there any other aspects I should consider in my quick analysis below? Like any occupancy tax, additional expenses, etc.?

@Raul R. finders fee is an  excellent idea. It sounds like you rent out a house? Not a quadplex? How do you deal with utilities since the house only has the 1 meter?

Thanks for the advice Will Gaston some great information. Can you give some examples of boundaries that students will cross? The obvious are significant others over for multiple nights, but what about some others?

- Were those properties single family homes, multifamily plexes?

- Did you budget more money for for repairs, since the students can be a little rough on the property?

- Right now I'm estimating a 12% vacancy rate. Do you think that is reasonable, or should I estimate more?

- About how much rent were you charging?

My wife and I are moving to a college town in Texas next year. We are planning on purchasing a rental property (our first), hopefully doing some house hacking along the way. I ideally want to purchase a quadplex, but the fact that students go home during the summer worries me. Younger families are starting to move into town so single family homes might be a little more advantageous since it would seem there's not much of a seasonal cycle due to fall and spring semesters. What are some special considerations to take into account being in a college town? Would it be wise for a "newbie" to start off in this kind of situation?

James Marshall we are planning on moving to College Station, TX in the next year to be closer to family. I'm focusing mainly on that market and the surrounding areas. I've done a little bit of poking around in SLC. You're definitely right, quite the sellers market right now it seems
