Hey Wilson, Stuart Florida is a great market for a multifamily real estate deal! The Costal Florida Real Estate Investor Association CFREIA is a local investment group that meets in Port Saint Lucie, you should definitely consider attending those events and lunches. It is a great network of real estate investors in the South Florida and Central Florida area. I would suggest that you find someone Board Certified in Real Estate who has experience with LLCs, formation, drafting operating agreements, and commercial real estate transactions. I would suggest you consider before placing multiple multi family properties into one LLC. There is always a risk analysis that I discuss with clients when setting up their companies and transferring their assets into the entity.

As a Florida Real Estate Attorney and Investor, I have seen investors do their best networking with local groups. Here in South Florida, on the Treasure Coast, we have a Real Estate Investor Association and the networking is great. I’d suggest you look at your local market and see if you can find anyone that way.

As a Real Estate Attorney and Real Estate Investor in South Florida, I would suggest you be cautious before just going for the cheapest insurance option. I have seen many legal issues arise where there is liability against the landlord and a lack of insurance would expose the landlord to more risk. I would suggest you reach out to two or three commercial insurance advisor who specifically works with Florida real estate investor and get quotes. Over the last few years, Citizens has been the cheapest option, but the rates are starting to go up and it’s not always the cheapest option any more.

I'm in the Tampa Florida area. We have Clearwater, Saint Pete and Indian Rocks beaches that are hot spots for STRs. The problem is the over saturation of them.  Owners have been turning theirs into LTRs.  You really have to be an expert and outshine the competition here. There are very successful STRs here, you just have to know the best areas to be profitable. 

I am a Real Estate Attorney and Real Estate Investor over in Central Florida in the Treasure Coast area. I am very involved in our local real estate investor association and agree that in this central Florida market there are an over saturation of STRs as well. What's interesting is that if you have a unique STR though, you can still be profitable and successful.

Hey Jorge! I See your located close to where I am in Florida. Are you familiar with the CFREIA? It's a real estate investment association in the central florida area. It's a great group, lots of great information, great contacts, and great networking. A few people travel from Daytona just to come to the meetings.

I have handled many evictions and the process is quite lengthy, costly, and tedious for LLs. I suggest to take a route of offering cash for keys to tenants before starting with the eviction process, it could be around the same cost, but the time it would take would be quicker.
