I have handled many evictions and the process is quite lengthy, costly, and tedious for LLs. I suggest to take a route of offering cash for keys to tenants before starting with the eviction process, it could be around the same cost, but the time it would take would be quicker.

I would suggest that you make sure your Attorney records the deed as well.

All companies must apply unless you meet a certain exemption. This will be based on the personal details of your business. For example, one exemption is tied to your total revenue which is $5M in gross sales or receipts in a calendar year. 

Where are you located? The best banks that I have found based on your main concerns are smaller, regional, community sized banks.

Typically there is a small window for you to appeal (although this could vary county to county). I would call your local property appraiser office and ask about the criteria for appealing, because you may have to wait until next year when you receive the TRIM notice.
