Hello BP, 

I am a Realtor here in Pasadena, CA and I have a client who is looking to sell a triplex off market that has a cap rate of roughly 4.8%.  Can anybody tell me what sort of cap rate investors are looking for in this market in Southern California?

So I am new to the real estate industry and I am learning more and more everyday. I am pursuing to be an agent right now but my end goal is to be an investor. I have listened to a lot of the BP Podcasts and have looked at a lot of the forums.  

Now that I feel I am gaining the knowledge of the market my next question is how do I start investing with little to no capital and a lot of student loan debt. Do you suggest that I just work and save or does anybody else have any creative ways that I can start to invest sooner?

Yes, I am more than willing to sit down for a coffee and talk more! I am with Keller Williams and I am actually part of the Dave Knight Real Estate Team so I do have some good structure. But I would love to hear about your experience being an agent in the area and starting from scratch and building a database. 

Do you do any investing?

My name is Jordan Johnson and I am in the process of becoming a realtor in Pasadena, CA. My end goal is to become an investor as I am very passionate about it and I want to soak up all the knowledge possible when it comes to investing.
