Hey everyone! I’m still relatively new to this landlord thing so thought I’d ask the forums for advice. My tenant recently sent pictures of the bathroom pedestal sink. He apparently tripped and broke the pedestal portion in half (not sure how you break one and not the other). The sink appears to be in decent shape still. So I wasn’t planning on just replacing the pedestal. My property management company said it’s up to me if I pay for the repairs or have the tenant do it. Shouldn’t be too expensive. Haven’t had any issues with him yet and would like him to stay at the end of the contract. What should I do?

Hey everyone,

I have an applicant for my SF rental that would like to make some modifications to the house, on their own dime. They would like to put in a taller fence at the driveway, currently 4 feet. And would like to replace the unit’s current back door with a prefab doggy door. I’m okay with the fence but unsure of the doggy door. Thoughts? Would any of you allow this?

Is your seller trying to sell all units as a single portfolio package or okay with splitting up some? I’m just getting started and interested but cannot handle the entire portfolio yet.

Hey everyone! My name is Jordan Hechinger, I have been a member of bigger pockets for a little while now but just now becoming much more active in Real Estate! I'm Active Duty military stationed here in Arkansas. I've always had a love for RE and even have my associates in Residential Construction. My plan is to create enough passive income through Buy and Hold that when I separate from the military I can easily transition to working on RE full time!
