What sort of property are you looking for? Are you looking for multi or SFH? I have found multiple rehab deals in that area if you are looking for a fixer upper. North Nashville is definitely one of the high emerging neighborhoods, it will still be a bit before it completely transforms, but that's the best time to get in!

Are you looking for more investment property such as a cosmetic fix and flip? That seems to be the most popular and profitable route to start, also teaches you a lot along the way. It's definitely tough getting into it and NOT have to rehab to make a profit unless you have some really solid contacts. My company is finding some solid deals all over middle TN but most of them do require minimal cosmetic work at the least, but that's what EVERYONE is looking for so it's obviously more difficult to find and when you do you have to be very quick. I see a lot of deals though between $100k-$200k that leave you a ton of room to make your improvements and sell it for a healthy profit, can't come here expecting to make $100k on every deal, gotta work your way up!

Not sure if you were able to check out the draft this past weekend, but it was extremely well organized and overall a great time. Perfect for Nashville as I'm sure the 600,000 person turn out definitely set some sights on the growth of the city, which only means more buyers in the future for one of your flip investments!

Our properties have been coming and going this time of year pretty quickly, always many more in the works coming up as we are pushing out up to 5 deals a week.

@Alex Bacon @John Smithe Yea it's a very fun city! Constant airbnb's being rented out for bachelorette/bachelor parties all of the time. The market has cooled a little since last year, but it will spike again soon, always does. The deals I am putting out range from cosmetic work to full projects, try to narrow it down specifically for my investors to give them the right project they would have fun with and make some good cash along the way. Here in Nashville we go through many investment properties under that price point in all areas of town. Everyone sees the growth happening in Nashville with our sports teams on the rise along with major corporations setting up shop here. I've seen at least 3-5 deals come through in that range in the past week. Music city is rockin
