Hello everyone,

I am in the process of starting my own property management company in New Jersey. I am targeting a niche market that I know very well and that has a lot of potential. I am looking for any advice from people who have started property management companies in the past or that have any knowledge whatsoever. Anything at all would be appreciated. Thanks!

Hello all,

I currently have my NY sales license and will soon complete the test for my NJ sales license as well. I live in NJ and am looking to start up a Property Management company. Real Estate laws require a broker of record for one to manage other's property. Therefore I am looking for a brokerage that may be interested in such an arrangement. Please let me know if you or anyone you know would be interested in being my sponsoring broker. Thanks!

@Chris Masons Thanks for the input! I was surprised to that you need a RE license to do property management but I guess the leasing aspect of it is the reason.

I live in New Jersey and am currently in the process of starting a property management company. However, I came to find that in NJ you need a real estate broker's license to do property management. Does this mean that if I get my real estate sales license UNDER a brokerage that I can start this company? Or does it mean that I personally need a brokers licenes? Please help if you have any info!

Insurance will be about $70 a month and property tax is going to be about $680 a month

Hello all,

I cam across a SFR near Rutgers University right near the Cook/Douglas campus. It has no trouble renting and has never been vacant. I viewed the house and it is in pretty good condition and recently had the roofing replaced. It sleeps 11 legally and has 7 bedrooms and has 3 indoor garage unit and 8 off street parking. (for those of you familiar with parking in New Brunswick, this is a huge plus) Here are the details;

Price: $497,500

Monthly rent: $5,300

Property taxes: $8,200

I would put a %20 down payment which would give me about an $1,800 mortgage

The monthly cashflow would be approximately $1,800

Is this a deal worth buying?
