Hello all, 

I need a bit of insight, I know how they say financing your first deal can be the most stressful but I am a bit apprehensive about how the credit conversation will play out with the lender due to my personal credit being a bit challenged (not by my own doing, and no bankruptcies) but my business credit is great. I understand financing is only one of many steps to develop but it is an essential one. How did you guys get your first development deal financed with or without credit challenges?

Hello all, 

I am working on my concept for my first development project for an apartment complex on the outskirts of Phoenix,AZ, I have a background in fix and flips I was also a licensed realtor few years back. I need some insight on the steps from concept to the financial proposal to a lender, I understand that I need to compile together a complete cost of construction analysis etc. but what about visual concepts? Do I need to hire a designer to get a "rough draft" for the banks to see or do they just need numbers along with a detailed description on what it is and the cost of it?
