Here in Mobile, Alabama New homes are popular investments for out of state buyers. We have sold a bunch to investors from California and other western states. There was a rush to close a few before the new year, but we are still garnering a good bit of interest.

I would fall into line somewhere with SlimJim and T.C. Sounds like recreational pot use. Are they good tenants? Pay rent on time? After all the work of evicting them, money and time lost, the next tenants might not smoke dope but punch holes in your walls and flood the bathroom and bust windows, or never pay rent on time.

Congratulations, it sounds like you're being rewarded for "doing what youre supposed to be doing." If your numbers are working out, don't raise the rent. It sounds like you have a nice healthy pool of propsects to select from, choose the ones you think will help you keep the place clean and fresh.

That sounds very familiar, are you associated with Jim Flint? He lives in Denver.
I know he works with mini storage and is working with some invesntments on the eastern shore.
He has his license with us at Diamond Properties.

I worked very briefly for a Homevestors Franchise in Mobile, Alabama. I did not have a good experience. I know exactly how this company and franchise operates. Long story short, I smelled a rat, and got out. I can give you much more specific info if you would like it via email or phone.

I advise you to avoid Homevestors like the plague.

Hi, i'm Jordan Mitchell in Mobile, Alabama
I moved down here after graduating college in Chicago to work as a volunteer construction coordinator after Hurricane Katrina. Most of the work we did was in south Mobile County.
Over time, I transitioned into my career with Diamond Properties, a Real Estate Services company. My niche is new construction and flips/rehab.
Mobile is breaking national trends and is seeing a strong real estate market fueled by economic growth. It's also a great lifestyle down here on the Gulf Coast.

You might be wise to consider one or more Dolphin Homes in Mobile, Alabama. Mobile's economy is cooking, and is set to keep growing thanks to the aggressive buisness attitude of our state and local politicians. These houses in West Mobile are being snatched up by investors.
1387 s/f, 9 foot ceilings, great floorplan, double vanity master bath for just 149,900. They are priced at $107 per square foot.

Builder is paying closing costs, if you are paying in cash that gives us all more room to work with.

I agree, build a good relationship with a trusted, state licensed inspector and inspect everything before closing. No matter if your state is caveat emptor, you would rather inspect and get the stuff solved before closing, rather than skip inspection and go to court.

What i'm seeing in my city, Mobile, Alabama seems to be similar to what others are saying. The smaller builders seem much much more willing to negotiate and make deals happen rather than the large companies like Mitchell, Adams, and DR Horton. One recent situation (this month) a builder we work with had a fine new home 1387 s/f listed for 149,900, lowered the price to 144,900 as soon as construction was complete, and has gotten several offers and is willing to pay closing costs, install a fence, and all appliances for that price.
However, another small builder we work with has already priced his houses at the lowest possible price, to beat Mitchell, the regional builder, and he is not negotiating at this time.
