@Chris Seveney -  on your historical K1 look to see if you had a positive or negative. usually the first year is when they would do the cost seg and you'll see a large loss. Often it will be around 20-25% of your initial investment as a loss.

Great idea... In many situations, the buyer of the LLC will have to qualify with the existing bank. Additionally, for DD make sure to look through loan docs but often the bank will have due on sale clause in the loan docs.

I think private investment is your only way to start on syndication. I'd be looking for meetup groups of investors and start handing out business cards that say you are an investor looking for private deals to contribute to. sometimes its just 3-5 investors on a small house/STR

@Giles D.

Unfortunately, i think Chris is right. check your past K-1s and see if they did a cost segregation and accelerated the depreciation. Sadly there are a lot of new syndicators that done know totally what to do.

Hey Chad-

I've read these posts and the resi wholesale market is so saturated and you'll need to be able to bird dog 3-5 deals/month to make 30K. What's your thoughts around finding wholesale commercial deals and looking to flip those? it's bigger dollars, thus bigger risk, but that seems to be where you might find a niche. I've also seen this done on the land/residential lot play back to builders.
