Hi,

My wife and I are purchasing a home and put an offer in Sunday for a purchase price of 170K with an escalation to 180K originally. We didn't hear back from the listing agent until Tuesday afternoon. We were told that the seller DOES NOT do Dotloop to sign contracts and the agent did not present our offer until that Tuesday along with all of the rest of the offers. 

We increased our escalation to 190K on Monday morning because we felt it was not high enough. When our agent told the listing agent that we increased and would be sending our new escalation clause shortly, the listing agent responded, "Don't. She does not understand escalation." Our agent tried reaching out to the listing agent in multiple ways but never was responded to. 

We ended up losing the offer and when our agent asked if it beat our 190K, she did said no it didn't but the seller took a better offer for them. We are feeling like the selling agent never truly presented our offer because she never explained our escalation and it was rejected using Dotloop which she did not use.

Is there anything we can do about this? Is this a common thing to happen?

I've been networking with brokers on MF and there are a ton of off market deals to be had in Huntsville and paths to progress are going W and SE. A lot of opportunity especially for the larger deals.

@Johnny Dee who have you been using that has been causing all the headaches?

I was watching a Grant Cardone webisode the other day about REI and it's funny that everyone mentions the student loans because someone called in and asked about it. Capt Ryan, a cohost, explained how he handled his student debt and that he went ahead and bought a 4-plex and used that cash flow to continuously pay down that student debt and went ahead and got another so he could double down and pay it down faster.

I was trying to find exactly what episode and time it was but couldn't find it. If some one knows what Im talking about and posts that it would be awesome!

@Darwin Crawford would you mean just simply sub-metering the utilities to save a huge amount? what are some of the best upgrades that you have added that have added also the most value? 

I personally would think the older more value add buildings would be the way to go so why wouldn't newbies want to touch them? are they looking for something more stable and secure?

Spend a month getting to know what you want to pursue and how you want to do it

I know it will all change that's why I say give it a month, it won't hurt to at least learn some things at the start.

When I wanted to dive in I was thinking SFH then it changed to flipping, then to wholesaling, vacation rentals, and that was all in the span of about 2-3 weeks because I would listen to the podcasts and think "Oooh that sounds cool! I like that strategy!" but I've eventually narrowed my focus and criteria on small MF buy and hold and trading up to commercial MF as soon as possible.

So like I said earlier, take some time and get to know what Jason likes and what gets you enthused and I think it will be easier when you do narrow down your niche and strategy.

@Jeff Kehl man you hit the nail right on the coffin! Not to mention Tebow playing there the other week at the Rome Braves stadium so I heard that was a huge event! There is so much going on with towns like we are in if you are willing to look and have the eye for it because what I know with Rome is that it is such a huge concentration of medical specialists.

It definitely would be a great market to do student rentals in especially with Shorter and Berry being that close to each other.

@Ozzy Smith haha its the best answer! Okay, let's play this quickly assumed scenario...

Some people I don't know but could develop a relationship with and others could be like my parents

In some instances (like with parents) the money would be moved across state lines

Provide a percentage of ownership

1 person/couple per deal

I don't know if there is this or not but is there a feature or area in BP or your profile where you can pin or save member blogs into a condensed list that you have found that you liked and helped you out and come back to them? This way you do not have to go back trying to think back and can simply look up your list that you have already saved up and look through there
