I appreciate the advice! Can you go a little deeper into why I should be cautious and why private money is a better option? 

My thought process in putting together this group is to raise the necessary capital as well as share the work required to orchestrate the BRRRR. Since this would be my first deal, I felt more comfortable with having people that also want to get into real estate investing put up capital. Since they would also be putting sweat equity into the deal, the risk would be split among us. If I did this solo and used private money, the risk would be carried by me alone. Additionally, private money would likely be harder to obtain than putting together this group, especially considering my lack of experience. 

Any thoughts on this are appreciated!

I want to get started in real estate investing using the BRRRR strategy. I don't have a lot of capital (around $15k) so I am thinking about putting together a group of 4-6 like minded individuals to contribute both capital (around $75k-100k total) and effort (the work needed to make it happen) to execute a BRRRR.

1) Any thoughts on the way I'm going about this? (Pros, cons, and potential challenges with executing parts of the BRRR)

2) If this is a viable option, would the way to execute this be to create an llc with each investor as a member with equal equity?
