Alright everyone.  Here is my situation.  My wife and I are VERY interested in purchasing a multi-family at the end of the year/ or sooner if the right deal is there. We have a good savings doing practically nothing for us in the bank, but neither of us have strong full time jobs with enough w2 background for a bank loan (just working part time with school). I have read through a few discussions and such mentioning a few other options like Hard Money loans, seller financing, and of course private money from family and such but I'm not sure how to get the process going. What is my first step here?

Well hello, my name is Jordan, I'm here in central Provo and a student at BYU working part time on the phones every day helping someone else (my boss) accomplish their goals.  I have big dreams and have joined this website for the support and encouragement only other real estate investors can provide. I have a huge stack of questions that with a little searching through this website are gaining some clarity. But one specific question I can't find an answer to is; are there some business plan templates I can look through to better understand the structure so I can start with a strong foundation when I get my first multifamily rental??   

Anyway please reply - anyone in the area trying to get together I'd love to meet up.
