Yes the unit carries a 1 year warranty.....I think that a unit that is 3 years old may be a good risk. As far as keeping the house , I am not sure maybe 3 to 5 years.. thanks for the reply.

One of my rentals needs a new central ac unit installed , Need some opinions on a new or used

1) New Central  ( 4k)

2) Used Central ( 3 years old ) 2k

Has anyone had experience on having installed a used central ac on there Rentals. The Unit I have now is 20 years old , I got a quote on a new one for 4k and I  also got a quote  on a  used one that is only 3 years old.  Half the price.   Looking for advice if a used one is worth the money if its only 3 years old. I figure it may last 17 years , planning on keeping house for 5 years . I hate to cut corners , I am highly considering it because its a good brand that is only 3 years old. Anyways feedback is appreciated. thanks

David I agree, as long as the payments are being made on time , the bank wont care.

the loan balance is only 100k, my buyer will pay it off in 2 to 3years at that time I will remove my self from title, meanwhile I will receive his 80k and let him take over the payments and tax's.. of course I will keep track of his payments ,make sure he is never LATE. I will also remain on title to have control. Any suggestions on how to write up the offer thanks

I have a Rental i decided to sell , The comps in the area are 175 to 180k . My loan balance is only 100k , the payment is 745 per month , the buyer wants to take over payments and give me 80k cash, but the Loan will still be in my name. I investors do this all the time , what are the simple steps i should take to close the deal.

1) I have a swamp cooler now . 2) also have central air 3)the central ac may need to be replaced its old , instead of spending 3k on the central ac , I was thinking of installing an ac unit the one's that go on the wall or window it will cool a 1,000 sq ft home , the cost is only 500 dollars , the maintenance is so much cheaper than central ac and the electric bill is a lot cheaper than central a/c.. now the tenant will have a swamp cooler and a 22000 btu wall unit....

My rental unit has a 500 cash flow each month , the central air fan motor went out , eventually I may need to replace the entire unit a/c and furnace which is about 3 k, the house also has a swamp cooler , edison installed the unit for 80 dollars and it cools about 1200 sq feet , the bill is only 25 dollars per month using the swamp cooler it was put on a window compare to 300 dollars for the central air. The house is only 930 sq feet . I was considering installing ac unit on the wall with of course the back of it being outside through the wall.(like the one's you put through a window) I was thinking of doing this because the cost of ac will only be 500 versus the central ac costing 3k and it will cool 1200 sq feet .. plus it only uses 1200 watts versus 3500 watts on a central a/c and I do plan on keeping the house for at least 5 years or more, maybe when i sell it I can install a new central air or ductless system. The reason I am considering doing this is because #1 the house has a swamp cooler and the bill is cheap eah month 2) the ac for the wall is only (500) dollars will only be used july and aug 3) the maintenance 0 compared to central air.5) the house is for low income but never the less I have nice tile on the floor .laminate , granite counter tops., oh and new windows and fresh exterior paint. The question is: central ac now?? or when I sell it , and just put a 22000btu wall unit , and the added bonus it has a swamp cooler now, giving the tenants options to use either one. thanks your advice is appreciated.
