My son just won $25,000 with this exact lottery ticket.

He bought a single family house from a local city water department. In the past the city had 8,000 sq feet of space cut from this piece of property with something like a lot line adjustment. They located the city's water treatment plant on this little 8,000 sq foot lot. When the city sold him the SFR next to the treatment plant they accidentally sold him the lot with the treatment plant on it too. He would have gladly signed that property back over to the city, but now his bank loan was secured with the real property that the city must have back as a six million dollar assets lives on that little lot. The bank required the city buy back the lot by paying down my son's loan to the tune of $25,000.

I'm thankful this worked out in his favor, but it's quite clear that these types of errors are more common than one might think.

Don't write off this property yet.  Many deals go pending and then come right back on the market as active listings.  Not all offers turn into closed deals.

@Schoneck Shoaf - re: light rail over 30 years.  In much less than 30 years our transportation system will be completely overhauled simply by technological advances.  This proposal is a hail Mary pass at the last minute by the folks who stand to gain the most, the business interests who are selling this technology.  If you sold light rail systems for a living you could very clearly see that a paradigm shift is coming in mass transit and you'd be scrambling to secure long term contracts that guarantee your future earnings before folks wake up and smell the coffee. 

This transit technology they are selling is outdated today.  The proposed install timeline is much too long to have any meaningful impact on commuters.  The number of people who will be served by the proposed system is 1%-ish of drivers and the cost is astronomical.  'Tis a fool's errand to think there is any value in this proposal. 

I believe the politicians are pushing this because they personally stand to gain.  Or they've already gained.  As in these light rail business interests have contributed to their campaigns.

You can't afford to rent to folks who can't afford to pay.  - One good way to look at this.

@Dmitriy Fomichenko would be a great source of info. I am curious that you have a check book control SDIRA/solo 401K and you do not have a financial advisor who can expertly guide you through this territory. It is VERY important not to violate the IRS rules here or you can face BIG penalties, up to sacrificing the whole of your IRA account balance.

This is a guy that my sister has used before.  He used to be a professional painter and now he does all types of handyman projects.  The last thing she used him for was a "earthquake resistant" install of a large mirror.
