I have never found a 1% return in WA over 20 years investing. WA is all about appreciation. If you are young sitting on a property for 10 years can really work out for a 1031 exchange into a market out of state that hits the 1% rule.

I'm in. Currently 53yo. First rental was 20 years ago (SRF). Let it ride for 7 years. Second and first intentional rental was a triplex (13 years ago). Time makes some bad investments work out to the good. Third rental was a SRF 5 years ago and a great neighborhood. All were cash flowing. Last year I got serious and have started "stacking".  In 2020 I have doubled to 11 doors. Not done in 2020. You have time. Even a few screwups will even out over time.

It took two weeks but I just got my 50% deposit back for a Disneyland AirBNB for April 4-10.

We had the initial call with WealthAbility today. I was surprised at the cost $14,750. However, based on the suggested  10-40% tax savings it could be a no-brainer. I am interested if anyone has some recent experience with them.

@Andrew Cabrera Well the first two properties were originally really for me and my family to live in and fix up. However, both worked out as appreciating very well in our market. The current property is quite large with 2 houses on it with sprawling lawns and would not make a good rental. Cash flows on west coast properties are not good. However, with the excellent appreciation in this market, I have been able to refi and buy more properties in markets were cash flows better. I am getting older, so I will probably not do a 4th VA loan.

Hi Andrew, I am also a veteran. I used my VA loan to buy my first starter property 0 down. I lived in it for 3 years refinanced into a conventional loan and made it into a rental. Bought a nicer home in a nicer neighborhood using a VA loan again for 0 down. I lived there for 7 years and refinanced into a conventional loan and made it into a rental. I am now in my third home using a 0 down VA loan. This one is really nice and is probably the keeper. I also used my cash flow from my two prior homes to buy a triplex. Your 0 down VA loans are very powerful for buying real estate.

Not so fast Tim. I followed both James Wise and Morris Invest for 3ish months. I am new to turnkey but am very close to pulling the trigger. I am holding back on making a decision on turn key providers in middle 'merica but have contacted a half dozen for info (neither of the before mentioned). Both youtube channels have provided great content that I have found valuable. I am willing to sit back and allow this to play out and evaluate the facts. Definitely not clueless just watching the game from the sidelines.
