Experienced only.

We're considering doing a deal with a house we own.  The house is in very good shape, but stuck in the 70's.  The house is in Ramona, CA.  3/2.5 2000sqft.

This might be a good case study for the forum.

My wife and I pulled permits once.  We won't be doing that again.  San Diego.

You sure are putting in a lot of effort to BE right.  Just slow down and DO the right thing.

We use Smart move through BP.  We've used it twice.  

The first time We took a check for slightly more than the fee (for my time) and sent the applicant to the site.  That worked fine.

The second time the applicant was a strong candidate and bulked at paying us the fee.  So, we said to "make you more comfortable, you just go to the site and pay it yourself."  We liked that better.  It just seemed more professional, I guess.

We don't have very many turn overs.  A little of my time is part of the business.

Ebay, Amazon and Craigslist all are currently empty.  Looking for a deal might be a poor choice.

You been given great advice, all of which is backed up by history here in this forum.  You seem to be pushing back because of dollar signs in your eyes.  I think that you could just had the seller 10K and walk away, and lose LESS money than by doing this deal.  Stop and think!
