Post: Best Cities with LL friendly laws

Looking at investing in the US market, currently invest in Ontario Canada but the market is to hot and landlord tenant laws favor the tenant where we own properties.

I've looked into a few States that are more LL friendly, Indiana, Florida, Alabama, Texas, Ohio. More specifically I've been looking at Indianapolis and Cincinnati as possible markets to invest it. Based on LL laws, cap rate, CF, appreciation.

What are some other cities that someone out of country wouldn't necessarily think of looking at and why did you or would you choose to invest there?

Post: Can't collect rent on time

This question is more geared towards my fellow Canadian landlords since our laws are different from other countries. I'm currently in a small town outside of Ottawa Ontario. When my wife and I took over our rental property last month we met with each tenant and told them we would be collecting rent a day or two before the 1st of each month. I recently called one of my tenants and told him I would be by tomorrow to collect Mays rent since the 1st would be 2 days away. His response caught me by surprise when he said he would not have the rent payment for tomorrow. So I asked him when he would have it? To which he replied I will have it on the 1st. I said we had discussed this earlier that rent is due before the 1st of each month, not on the 1st. He said nope it's due the first, that's how it is. I replied with what I had told him earlier about collecting prior and he just came back with his 1st comment. So I politely ended the conversation since I knew it was going now where. Some other pertinent info, this tenant is on a verbal month to month lease. And he also pays well below market value for his unit since he has been living there for over 5 years. I would classify him as a professional renter. What are my rights as a landlord in this situation vs his rights as a tenant? Do I just collect the rent on the 1st, then say since your on a verbal lease your new monthly lease stats that you must have rent prior to the 1st moving forward? Or do I have to give him X amount of days notice of this change? Any in site would be greatly appreciated

Post: Tenant Smoking In Unit

My wife and I have recently taken possession of our first rental property a triplex in Ontario Canada. Less then a week into our ownership small issues are arising already. After meeting with the three inherited tenants we soon realized that one seems to be a "professional tenant" (only has a verbal lease, pays $100 less than market rent, and works for a local property management company; which leads me to believe he knows his rights as a tenant and won't budge on anything unless it directly benefits him) The second tenant appears to be a chronic complainer, and the third tenant seems to be no problem at all. I received a call today from the second tenant notifying me that the "professional tenant" who lives below him, is smoking weed and cigarettes in his unit and the smell is travelling to the upper unit and has been affecting his health and quality of living. Apparently in Ontario, smoking in a unit is not grounds for eviction, even if it was stated in a signed lease agreement. Is there anything I can do to deter the smoking indoors? I will be contacting the offending tenant and requesting that he smoke outside from now on, but I honestly don't see him making an effort to change his habits. Suggestions in this situation are greatly welcomed!

I'm a new member to BP, actually have been on the forums for a couple weeks. My wife and I listen to as many podcasts as we can. The podcasts and endless amounts of info on BP have certainly come in handy the over the last few months. About me; I am 32 years old, and unfortunately due to a health condition I am unable to work. I hope to be able to work again someday, but as of right now it is not looking good. Since my health scare my wife and I have discussed many ideas on how we can help supplement my lost income. After countless hours of talks, reading and listening to BP podcasts we came to the conclusion that investing in real estate seemed like the best solution. We know investing isn't a get rich quick scheme but rather something that takes time and patience in order to build a great real estate portfolio. In the next week my wife and I will soon begin our journey as landlords as the closing date on our first multi family rental property is only days away!
