@Isaac A. Most of your argument proves you don't know what you are talking about.  I never said to invest in a run down area of Detroit and you seem to think all of Detroit except for downtown is similar.  You don't understand the market.

@Isaac A.  You have already missed a major surge in the Detroit market.  There are parts of Detroit that are already mature and past the point of investment.  Prices have risen too much.  Living and working in Wayne County has nothing to do with Detroit investments.  If you are interested in getting on the investment opportunity in Detroit reach out to me.

@Rene Brodowsky I have found that lighting, sound, and the possibility of someone being in the house is the best deterrent to theft.  An old car in the driveway works.  A simplisafe alarm with 2 additional sirens.  I hide the base station and turn off the sound. Then I hide the sirens in the house somewhere where they are not easily seen or accessible.  Set the system to go off immediately (no delay).  You will need to arm and disarm the system via an app on your phone.  The key is to hide the base station and keep it silent so that it cannot be found.  A cabinet over the stove with a microwave outlet is a great spot.  Any intruders will go to the sound and hopefully not want to stick around after the alarm cannot be turned off.  A siren placed outside in the garage is also a great place.  Good luck. Hello @Michael O., I should remove this post since it is a few years old now.  Thanks for the reply and info.  I have worked with the Land Bank a number of times and agree that you just need to communicate.

@Nathan Owens the tech at exp is great.  KVcore is the CRM. Take a look at it. I have used a few different CRMs (wise agent, lion desk) and this is much better. It also integrates lead generation.  I was impressed.

You just need to be diligent about repairing your property so that the land bank releases it.  You can use it as a rental or personal residence.

@Larry Shirley I have found that as long as you are making progress, the land bank is pretty easy to work with.  But, yes, the auction or mls is easier.  I buy most of my property off market anyway.

I have invested in the bagley, woodbridge, Rosedale park, and new center areas.   Many of them have appreciated and deals are hard to find. I like mexicantown a lot and have been looking there. Hamtramck is good too but prices have risen and I really don't know it that well.  I think some of the best values will come out of Mexicantown and the Rosedale park area.  But Detroit is unique, you can find sellers who have a very beaten down house and don't think it has any value when it is really in demand. Deal come up often so don't rule out any area. Get as close to downtown as you can. Good luck.
