Joel Owens, if you are able to secure a multifamily apartment with a fixed rate in the 5% range for a 7-10 year term, and assume 7-8% cap rates with 80% LTV and a DSCR of 1.2, are most local banks willing to consider the deal on its own merit or do you have to be able to pay for the mortgage out of your own W2 etc?

Jon Klaus Are there any rules of thumb regarding the spread between your mortgage interest rate and your cap rate given 80%LTV and a DSCR of 1.2 - will this typically result in a positive cash flow at a certain spread and mortgage term?

Hi Roy N. and Al Williamson , what services do you suggest for sharing internet in a multifamily apartment ~30 units? How would I wire each unit and should I offer broadband via CAT5 outlet or wifi as well? What services are best for tracking use and determining if any single unit is violating the cable companies terms of service?

Wow, thanks for the quick replies everyone :) So, what is the downside of upgrading the service and running new wiring but leaving the knob and tube wiring in place in the walls instead of fishing it all out? Anyone else done something similar for an apartment building? Thanks again for the input and advice. Best, Jon

Hi everyone,
First time posting here but been a lurker for a while. I am looking at purchasing a small apartment building that has knob and tube wiring and needs some rehab - are there any issues with just leaving this in place and rehabbing the building without updating the electrical? Thanks!
