Bart Hedgcock are you sure that's true? I've had two separate advisors tell me there is a 5 year holding period before you can withdraw your contributions tax-free?

I'd like to start a real estate syndicate here in Billings. What rules and regulations do I need to follow? I checked the forums, but couldn't find an exhaustive resource for legal requirements.

Kyle Nelson we drove through the area on the east coast of Flathead on the way up to Glacier this summer. Looked like every fifth home was for sale...what's the deal?? Looked like CA in 2009!

If you need great builders in Billings I can recommend a few. -Rimrock Builders and Home Base Innovation, and Better Building Tech are great, high character groups in town that do excellent work. Give me a shout any time and I can fill you in more on areas...west end is growing and where I'd recommend to build. Expect new construction costs at $125 psf (unless you're in Ironwood or Augusta Ranch, then expect more like $140+ psf). Copper Ridge subdivision is great for kids and growing out west on the edge of the subdivision with gorgeous views of the Beartooths and Red Lodge Mountain (many can see the ski hill from the house), you can go snowshoeing up on the Rims right from there, and there's walking paths everywhere. Median home price in Billings is 200k. Expect 10-15 minutes to downtown (or pretty much anywhere else other than the Heights). All the schools are excellent. Our "dangerous" neighborhoods south of the tracks ("Southside" and North Park area) are a joke compared to LA and still have many great families that live in them. Maybe more info than you wanted...sorry!

I couldn't agree more with Alan's comment. 1. Get good gear (there's a Patagonia outlet in Dillon, The Base Camp and Scheels here, and REI in Missoula and Bozeman), and it makes the cold fun...funny to me how people from warm climates run from A/C unit to A/C unit in their hot summers and think us running from heater to heater is so different. 2. Get a car with 4wd or AWD (no 2wd trucks!) 3. Get a hobby (like skiing, snowmobiling, snowshoeing), and you'll actually look forward to the snow 4. Plan family vacation getaways back to CA or other warm excursions in the dead of winter

In case your wondering on costs, having lived in CA, I'd say it's a 15% cost of living drop here vs. CA (no sales tax, home prices are lower, and everywhere in Billings takes 10-15 minutes to get to).
