Housing and homelessness

As rents have skyrocketed in recent years, and state law prevents local governments from directly intervening through rent caps, ACLU of Nevada Executive Director Athar Haseebullah had a pointed question.

“If the state Legislature approves the ability for municipal governments to enact rent control measures, will you commit today to make sure the city of North Las Vegas passes an ordinance to enact rent control?” he asked during the forum.

All of the candidates confirmed that given the power to enact such a policy, they would. Candidates added that housing and homelessness were systemic issues that need to be addressed in various ways.


 Great information! Thank you. As long as the property is 2500 feet from strip line and 600 feet from other STL in North Las Vegas they will allow it but the licensing and permit cost has gone up drastically.

For Las Vegas there are a lot of restrictions on STR. Much less so in North Las Vegas and Henderson. Be sure to go through all the regulations, see what it takes to get a STR license, areas it's completely restricted, and everything else you can find specific to Vegas.

There are multiple forums on here on this topic so it's a good place to research as well.


 Thanks Brian. I've done some research on the laws and after July 2022 things will be changing but with consideration to the residence and keeping rent-controlled. they are talking about increasing the tax.

I am interested in starting out investing in Realestae with rented properties. I want to rent units for short term leasing in Las Vegas NV and Riverside CA. So far I have my LLC. How have you guys gone about locating owners willing to allow short term leasing on their properties?❓ Do you utilize an agent or site to find these properties? ❓When you locate these people how do you approach them, what legal documentation do you present? ❓Does anyone have a successful guide that has worked? ❓I've done some research, read some books, and listened to podcast about it but I would love to talk to someone who is an expert in this area! ‼️ Thank you in advance for helping. 🙂
