Hi all!

I currently own a couple investment properties, looking to deploy capital in the Greater Toronto Area. Any suggestions for neighbourhoods outside the downtown core? Focusing on duplexes and triplexes properties selling for $400K - $500K. I've been finding some opportunities in Barrie. Any other suggestions?

@Roy Cleeves - Haven't looked too much into Kitchener Waterloo, but it is on my list to check out. Our investment parameters require a 7% cash on cash return. But more importantly, we like to see a trailing 3 year history of 9% natural appreciation per year. What kind of YOY appreciation are you seeing in Kitchener Waterloo?

I just find prices are too inflated in Toronto core. You have another perspective?
