Post: Is wholesaling legal in Pennsylvania??

Hi everyone I'm interested in doing wholesaling in Lancaster County but not sure what are the rules or if its legal in PA. I currently live in Ohio and the rules here are a bit different when it comes to marketing the property. We can only market the contract not the property itself. Wondering if Pennsylvania is the same way...

Thinking of using a hard money lender for a deal. Just wondering What do these lenders commonly look for in a borrower?

Decided to dip my toes in wholesaling this year. Just getting some basic information on what I should be looking for in a good title company? Are there any specific questions I should ask them? Also, any recommendations in the Columbus, OH area?

Hey Everyone I am looking for some advice. I found a property in Pennsylvania near my parents house. However, I currently live in Ohio. I was wondering if there is any benefits/Cost Savings if I going with a lender that is local or should I deal with the one I am currently working in Ohio.

Looking for some advice. First, I want to say that I didn’t know this community existed, super helpful and I cannot wait to continue learning from everyone. I have been pursuing my masters in real estate for the last two years but I feel that I will learn more if I just jump in and buy my first investment. Recently, I moved to the Columbus, OH area. I am looking into duplexes or single family homes (2 or 3 bedrooms with 1 bath) in the Dublin, Hilliard, and Franklinton areas. Not sure which route I should take: fix and flip or buy and hold; I guess it all depends on the property. I took my first step a couple of weeks ago and reached out to an agent. Things are going great and I am looking into several properties right now. However, I am running into an issue that I just learned from the lender. Since the property won’t be my primary residence I won’t be able to put 5% down and instead I have to put down 15%. I heard a lot of people coming up with creative ways of making deals work but I am stuck because I don’t have that kind of capital to put down right away.

Are there any other loans out there that require little or no money down? Also, are there any questions that I should be asking the lender from a person in my position? Is there any lenders people suggest to work with in the Columbus, OH area?

Hi Everyone,

My name is Jonnathan Agudelo, I just discovered Bigger Pockets through researching online and I am loving all the resources that it provides. I just recently moved to Columbus,OH from Washington DC to be closer to family.  I am currently in the construction industry  and have been for the past 5 years and my educational background is in Architecture. I have been contemplating flipping my first house for the last year, but I have been a bit scared of jumping and not knowing what the challenges will be. Any advice would be appreciated. 

Also, would like to meet up anyone in the  area to just talk and network.
