Just trying to research the market in Valemount BC , looking for a good realtor to walk through the current economy and what they are seeing .

Investor looking to potentially build or purchase existing rental style cabin or chalet for tourists.

You need to look up ShaneMelanson.com his book “Club Syndication” is great content for an individual such as yourself.

He is from Calgary and has Done many syndication deals in Canada and USA.

Post: Private money - how much cashflow to give away?

I have a solid deal with a private investor supplying the cash for down payment.

The cashflow is around 8.5% Cash on cash.

How much money should I be giving him for his 100,000 promissary note / investment ?

Is it worth giving away all the cashflow for a short period of time just to secure the deal. That leaves about 500$ for myself annually. Property has good reserve and ability to carry itself. In 2 or 3 years I can refinance and pull equity from other properties to pay our the investor and move on ?

Any help would be greatly appreciated ! Thanks guys !

I am going to sit down with a potential investor (relative) about lending me some money to assist with a down payment on a great property I have in the pipeline.

Looking for tips to help the conversation go smooth ?

Should I overwhelm them with details or keep it simple?

Does anyone have an existing investor worksheet I can see to get ideas of how to write the deal and opportunity for returns?

Hey Guys,

I am from Canada and I have a great commercial deal in the pipeline. I am looking for 100,000$ for my portion of the investment. this is my next step in real estate (raising capital) because i have used all my money in my current portfolio.

I have an investor that wants to invest and I have have briefly explained the opportunity over the phone.

I have also spoke with a lawyer about how to do this.

What I am needing help with is how to approach the individual and look professional and give them options to feel as if they get options as to how they can receive their money.

This is what I am thinking, 100,000k loan , payment interest only annually 5-8% . 3-5 year term. Principle returned at completion of agreed term.

Does anyone have a proposal template that I can use to help me look more credible and not leave anything out. I don’t want this to be confusing for the investor.

Any advise would be greatly appreciated.

I am optimistic that the energy sector is going to get its support from the rest of the country one day. 

If you are able to find a property that cash flows and performs in a poor market you will definitely reap the benefits once the economy turns around. 

FSJ has a lot of infrastructure and development / pipelines that will not be going anywhere for a very long time so there will always be a need for maintenance services and people to live in the area. 

It’s a buyers market just be sure you buy it right !
