Hi Adam....For you as a new investor, I would start with your local investor groups and take the time to learn about the market in your own backyard.  Get educated from those local experts, then decide on a niche you might think works for you.

There are SOOOOOO many opportunities out there that it is very easy to get what I call "Shiny object syndrome".  Stay focused and get educated...the rest you will figure out with taking massive action to find property opportunities.

Hi Darin...I agree with @Tobias Falzone to be sure to not over-improve properties relative to the those in the neighborhood.  Often a little research and wisdom from veteran local rehabbers will keep you straight on that.

Secondly...i would invest the time in checking out your local investor groups to get some local knowledge.  I'm personally not against spending money for quality education but the shared quality of all the most successful new investors in my was that they took massive action until their efforts produced.

Hi Jeffrey...Congrats on your new performing asset!  Your ability to do a lot of the sweat equity yourself should help you save in our hot (literally & figuratively) market!

Hi Philip....I don't know your local area market but it all depends.  Potentially, if you have properties under $100k bur over $70-80k, them their could be opportunity to part of that money for a down payment while using portfolio lending (lenders who focus on investor rental properties) or even financing from the seller.  There are many ways to skin this cat and the financial knowledge you bring to the table will give you a lot of flexible options.  The moral of the story is learn financing so you can take advantage of both traditional and creative financing to build your portfolio.
