IMO this is simply to create more opportunity/work for the attorneys representing tenants. The law reads, as I understand it, that it is not about the lease but the amount of time the tenant resides in the property. So to be sure, you would have to send ALL tenants packing at the end of the lease term and find new tenants. Any tenant that continues to reside in one unit for more than 12 months with or without a new or lease is protected under the law.

The For Cause Eviction Bill, HB 24-1098, is going to make it more difficult for landlords to operate effectively in this environment. Unfortunately, the legislation is going to deter landlords so I could foresee many landlords leaving the business altogether.

I suppose it’s too early to say whether or not landlords will stop being landlords because of this new law, but if your prediction holds true then more properties will be concentrated in the hands of fewer people and drive up rental prices. Yikes! I don’t think that’s what this law was intended to do. Just more red tape for investors….

I’ll invest as always in CO, and while I won’t vote for people who push such policies, I’ll keep investing, knowing that more government prevents the market from working and introducing supply long-term, limiting my competition and driving up rents and demand from quality tenants ever faster.

Once they have lived there 12 months, they can stay as long as they want provided they don't violate the terms of the lease to the point that you can evict them for the violations.

So either terminate every lease right at 12 months or pray that you get a good tenant?? But surely you can evict if they cause a lot of damage or don’t pay their rent, right?

There are great answers to your question here already! With MTR there are places where you can market to traveling nurses and medical professionals who are looking for something furnished for 1-6 months. Not as profitable as a well run STR but much less work and lower expenses. If you want to find a STR manager that's not going to take all your profits, you can use a company like Evolve, which is actually based in Denver and happens to be one of the largest in the business.

Just want to reiterate what others have said here though. You can only do STR with your primary residence, which is why some people of the MTR route. If your property is within a short drive from a major hospital, you could have consistent bookings. Traveling nurses typically book a few week to even a couple of months out.
