Thanks everyone for the feedback. I like the idea of going to a 6 month lease and then into a year if things are going well. I favor the month to month lease because in NY it is easier to evict someone if you need too.

I am currently working on a lease for  a new tenant in Buffalo, NY. The lease is month to month, but I would like to include that during the winter months they can not leave, as it is always harder to find new tenants during that time. Talking to a friend of mine he said that he has done this in the past and I just wanted to put this out there for a second opinion. Also, any suggestions on how to word this in the lease would be appreciated.

I am a 24 year old frame welder who is new to the Phoenix area originally from western NY. I have been interested in real estate for some time now. I have some experience in remodeling and maintaining rental properties due to my fathers rental. I am interested in flipping houses and rental properties.
