Post: Landlord, Tenant with lease, STR guest. Guest filed complaint

Ok looking for some advice. We have a duplex that we rent to a LLC "Tenant" our normal lease they are allowed to rent out on STR's. Our tenant has a guest booked, that stopped paying and claims they can not be evicted. Our tenant has asked them to leave and the guest has not left. The "guest" filed a complaint with AG. Our tenant claims it is not a lease it is like a hotel. The AG has been asking us as the property owner to get our tenant to stop "harassing" the guest. Do we have a legal right to tell a tenant what to do and stop "harassing" the guest. The access card stopped because the term on the stay was day to day paid by the week. AG and Guest is claiming this is a lease until August per some text messages that the dates will be blocked out to August. The AG keeps added us as the property owner to the complaints. Does anyone have any ideas where we stand on this as the property owner with a tenant that has a lease that we allow to Short term rental, we know that that is there business model.

Ellie that's not a question I can answer for you.  If I knew when the real estate market would crash I would be in a different place.  How is your job market where you are looking to invest?  Is their a rental shortage?  What is your strategy with this triplex?  Does it need work?  Can you up the rents?  As for the virus and whats its ultimate impact will be is anyone's guess.  So far in Washington we have had one person infected and fully recovered.

If your real estate market is like ours in your neighboring state I don't believe your triplex will be worth half of its value.  In Washington we have a major shortage of inventory which equates to strong demand and higher prices.

Hello we own a duplex and are renting it to a company that is STRing it. We started with one side as we got approached from the company that was wanting to do STR. When the other side became available we offered it to the company. It has been a successful so far. Not sure what information you are wanting. For us it was just another way to get a long term and not be in the STR ourselves. We are getting the rent that we advertised at. Let me know if you want more information.
