If I were to put a lien (small amount) on a home that is within the 6 month statutory redemption period after the sheriffs sale, but prior to foreclosure. Give notice of redemption, and pay the amount due for the sheriff sale. What kind of transaction is this? Does this make sense?

Hi, I am looking into purchasing a farmhouse on some acreage that is currently rented out and the tenants would like to stay. I would put 20% down, and the rental income would cover the mortgage. I understand that cash flow is king and there would be other expenses, but I make enough to cover the mortgage if things go south. Now to the tax question, would I be able to use the mortgage interest as a deduction to my taxable income if I set it up as an LLC? Could anyone provide an idea of what I would be looking at? God knows I could use a tax break!

Hello, I am as new as they get on this site, so far I am really liking what I see. I am always looking for ways to make money in real estate, but am struggling on deciding what to do first. I graduated college a couple years ago but only started making decent money (around $80-90k/year) in the last nine months. I have accumulated a little over $10k and am looking at ways to invest a smaller amount of money. I have been focusing on developments in markets I think have high growth potential and have considered purchasing a primo lot in a new development, wait for others to buy and build the lots, and then sell my lot using a "last bottle on the shelf" approach. Has anyone else had success doing this?

Hello everyone,

My name is Jon and I am beginning to explore real estate investing. I live in the suburbs of St. Paul, and will be looking to invest in the twin cities area.
