non right now. actually I've run into a listing agent asking for verified funds from a hard money lender. I have had hard money lenders tell me they want the property under contract first but can't get it under contract without POF or in this one instant a VOF

Thanks for the recommendations. I am looking to work with agents that understand as a new or seasoned investor we may use hard money lenders to help fund our deals once under contract.
