Thanks for all the great advice everyone! I feel a lot better. I have setup appts to talk to a few Financial Planners that meet the criteria that a few of you suggested.

My husband and I just met with a Financial Planner who had the deer in the headlights look when we talked about our rental properties and real estate notes. We are about 3 years from retirement and trying to get as much passive income as we can via Real Estate Investing.  My feeling was he thought this was too risky at this point in our lives. He also stated that the people he sees that have real estate investments and are close to retirement have paid off the properties so the are not in debt.  I got the feeling he thought the debt we have with the properties we have is too much of a liability at this point in our lives.  I wonder if there are any Financial Planners who "get it!"  Have any of my fellow BP members had difficulty finding a Financial Planner that understands the Real Estate Investor?  Of course, he has never heard of Bigger Pockets either. :(

I recently connected with someone who previously worked for Morris Invest and is now working for Limitless Turnkey. Has anyone done business with this company?  I know there is another company called LimitlessTV but that is not the same company.  Any feedback appreciated.

I am in my third month of owning a rental property. I had to purchase a new refrigerator, but I knew that going in. I am in the process of looking for another property in Deland, Florida.  Not much out there for my price range as I am a new investor.  Has anyone heard of Limitless Turnkey?  I was considering purchasing a property from them.

Hi Marcus, I did ask the seller to pay for some of the cost or reduce the price however, she has stated that she will not do so and property is sold as is.  This was not stated originally though.  She paid 50K for this property one year ago and was originally asking 106K.  It appears in that year she has made it livable enough I guess, as there are tenants paying $1000 a month.  It seems unheard of not to have insulation in your attic here in the Florida heat.  Other problems are that the refrigerator leaks. The tenants put a towel down to soak up the water.  Seems like that should have been addressed already.  Plus,  there are other safety issues...not major however, need to be addressed.
