@Bjorn Ahlblad Thanks!

I'll check out Washington LL and keep checking local hangouts.

I agree, networking & relationships are what give wings to dreams.

@Greg Dickerson Thanks, glad you like the idea of starting big.

I can bring capital to the deal, partners and then a combination of loans/hard money to secure the property and start the rehab.

I'm also looking for deals where the "ma and pa" owners will cary the loan with say a 2 year buyout option built into the contract.

My focus is on the finding the "deal" currently, then I can really get into the numbers.

@Trenton Miller Thanks!

Yes, I'm working on sourcing the capital and defining roles.

My goal is to primarily use cash flow to BRRR the property in 2 years years or less. Two years is a long time for a hard money loan, so I'm also looking at some other options.

One of the primary reasons for going 40+ units is for the budget to pay a property management company. I want to get started the in the way I want to operate in the future, and I don't need more work to do anytime soon.

Hi,

I'm from the greater Seattle/Tacoma, WA area and I've been managing medium sized properties through multi-year renovations in the south end (Federal Way, Fife and Tacoma) for the past 6+ years.  At this point, I'm working on getting into my own investment properties in order to transition out of my current management role. After all, being interested in REI is why I got into property management in the first place.

What I'm currently working on is analyzing deals, getting the word out there and building key relationships outside of my existing network. Hopefully putting it out there like this will get things moving in the right direction here at BP.

Thanks everyone and looking forward to your ideas, feedback and new opportunities. Also, I'm interested in meet-ups in this area if you know of one or want to get one started.

I haven't seen too much content yet along the lines I'm pursuing, but starting with 40+ units seems to be a smart way to go...
