Thank you all for the responses. I am glad there have been several suggestions about driving for dollars. I am excited to say that this past weekend I actually found 2 homes that fit the criteria of homes I am looking for. I have actually met a group of agents who are actually going to take me out to the home this weekend and show me the ropes.

In regards to the other suggestion about direct mail, I am actually working on a business plan that will implement the direct mail strategy and ideally will be a system that is not only sustainable, but will be scalable and reliable as well.

I look forward to hearing any and all strategies that have not been mentioned yet.

On a side note, has anybody ever tried door knocking to generate leads?

I am currently in a real estate meetup group. The topic of discussion is how to find deals.

So far we have compiled the following ways to find deals:

-Start a Facebook group

-Call bandit signs

-Sites like webuyhousescash.com

-Look in your mailbox for ads

-Tv ads

-Sites like homevestors.com

-word of mouth networking

I would just like to find out more information about what other people have used in order to generate leads for their business.

Any help is appreciated.

I look forward to hearing from you all.

I have started this process in the vacant land niche. I am just starting, and have started working with a more experience investor. I have been using AgentPro247 and so far it has worked out very well.

I have just started using agentpro247. I am able to get the raw data I need in order to generate mailing lists including name and address of the owner.

On a side note, I have started with raw land wholesaling, and have not yet gotten in to SFR's.

I am going to send a letter anyway just to see what kind of response I will get.

I have written a short letter and posted it below. Is there any other pieces of information I should include?

To the Administrator of the William Fong Family Trust.

My name is Jon.

I am interested in learning more about the 75 acre lot under your control in _____ CA.

My number XXXXXXXX.

Please give me a call if you are interested in selling this property, OR ANY OTHERS of similar like and kind.

Since this is in agricultural area the lot is a total of 75 acres. I'm thinking that the owner is renting the growing space out, which is why the house has sat dormant for so long.
