Post: Citation from City - Tenant Caused

Hi Friends, We received a citation with a $100.00 bill to our property for tenants leaving trash bins on the street. Can the landlord pay this out of security deposit or should the landlord pay it and send the tenants a charge to recoup the expense?

Friends,

2022: We purchased, rehabbed and rented a property in 2022.

2023: We plan to 1031 exchange this subject property this year (2023) into another rental that will also be a value add.

Question is: Do the cost seg for 2022 (or) skip the 2022 cost seg and instead do a 2023 cost seg on the exchange property?

Please explain how you think through the issue.

Friends, Property Insurance "Tricks of the Trade" questions below:

Case Study 1: Fix n Flip but you close with tenants in place (lease expires in a couple of months) then planning to rehab and exit.

Is it worth closing with Landlord-Tenant policy, then upon vacancy, switching to a Construction Policy for the Rehab?

Case Study 2: Vacant fix n flip. 

Construction Policy out the gate or is a standard Homeowner's Policy a viable (more cost effective) option.

***Final Question: If your primary execution is fix n flip, are there any other viable insurance strategies/policies typically used?

@Alex Bekeza Appreciate that. Reason I ask is thinking that I might find better pricing/sizing from direct portfolio lenders than those selling them off but you make a great point. If they get resold they might underwrite a bit more aggressively (in favor of the borrower). Any suggestions on names reputable lenders for either bridge or term (DSCR)?

What FEES are normally charged?

Acquisition Fee: %?

Disposition Fee:  %

Property Management: 8% of Total Income?

Construction Management: 5% of Hard Costs?

Loan Guaranty Fee: 2% of Loan Amount?

What INVESTOR SPLITS are normally offered?

Investor: Provides 95% of equity?

Sponsor: Provides 5% of equity?

8% Preferred Return (Pari Passu)?

Over 8% Pref -> 80% to Investor, 20% Sponsor?
