Thanks Jackie, I have read and heard people speak about short sales but my conclusion is that since they are dependent on the banks agreeing, the transaction takes too long before you know if it's yay or nay, and i don't know what really go on with short sales it does not seem a good way to go. Your thoughts?

Thanks Mitch, I have been looking at OC as well. I signed up with Gotrusteesales.com after reviewing some other sites' free trials, and I have seen areas in Santa Ana that have a lot going on. I recently have been talking to an investor whose focus is on LA. He made a modest amount on a place recently so I got to see how he works.

Thanks Ted. The information I am learning at the free seminars is useful but I dont think I will buy their materials. You are right, I am learning from others experiences on BP's and other site.

Three questions: Am I off in my opinion, is short sales a better way to go right now? And what foreclosure auction sites offer the best data? Lastly, what other good ways can I find properties besides the services and the mls listings?

Thanks for the replies. No real estate training. I have sat in on some free seminars of investors (two guys who sell you their programs/material and a guy who teaches how and offers to partner with you on deals). I have also sat in on a foreclosure service/data provider and learned some things about foreclosures and current trends but that was geared towards learning their system.

I want to buy and rehab small sfr homes on a small scale in LA and Orange counties in California. I have a few contacts and friends who are willing to help fund my first deal if I have some invested as well. Auctions- too many big fish and all cash make it difficult. REO's might be a better option. Again, I am trying to get as informed as I can. Also taking advantage of foreclosure listing site's free trial accounts...

I am tired of sitting on the sidelines and want to dive into RE investing here in Southern California. I have been to auctions at the county steps and those advertised in the newspapers. I have checked out foreclosure auction sites like gotrusteesaless.com and realtytrac.com and mls sites. I need advice on how best to go about finding properties and funding. All ideas/welcome welcome.
